Lincoln Analytical is a family run asbestos surveying and asbestos management company based in London. We have been trading for over ten years and have decades of experience in the asbestos industry. We pride ourselves on our excellent customer service, we respond fast and our rates are extremely competitive.

At Lincoln Analytical we will provide you with a survey you can easily understand. We offer reassurance and continued support at all times and we put client safety first. Our surveyors have extensive experience are P402 qualified and have DBS checks.

Asbestos surveys

What kind of survey do you require?

Asbestos Management Survey

This is a standard type of survey. A management survey uses a combination of sampling to confirm asbestos is present and presuming asbestos is present. Its purpose is to locate, as far as reasonably practicable, the presence, type and extent of asbestos and to provide a material hazard assessment which can then be used to manage any asbestos containing materials detected.

Asbestos Refurbishment/Demolition Survey

This type of survey is required before any refurbishment or demolition work is carried out. This is an intrusive survey, necessary if the planned work is likely to disturb the fabric of the building. Due to the destructive nature of this type of survey, surveying is generally carried out in areas or buildings that are unoccupied.

Re-inspection Surveys

This type of survey may be required when asbestos containing materials have previously been identified within the building. It is usually recommended that known asbestos occurrences are checked annually for deterioration. The management survey and material risk assessment can then be updated in order to reflect the current condition of asbestos materials present.

Single samples Analysis

Occasionally in order to determine the best way to proceed or if you are concerned about a particular material. Our surveyors can visit your property and take a single sample. This sample will be analysed by a UKAS registered Lab. A certificate of analysis will then be sent to you. We will also advise on what, if any actions are needed.

Legal Requirements

If you own or are responsible for a non-domestic premises (for example, an office, a shop, a factory or industrial unit, a school, leisure centre or church) built before 2000. It is your duty to assess and manage the risks associated from the presence of asbestos within the property (Reg 4 CAR 2012). These requirements also apply to landlords who have the responsibility for common areas (Entrance lobbies, corridors, staircases, boiler rooms, electrical intake cupboards etc...)

Paul has been in the asbestos industry for 20 years managing large industrial surveying projects to housing projects.

Gary Ricketts


Gary has been involved in sales since leaving school. While working for Lincoln he has obtained the qualifications needed to be a surveyor

John Dowling

Managing Director.

In 1983 John worked as an asbestos surveyor with the newly formed Inner London Education Authority asbestos department. John has worked on asbestos projects all around the world.

Lisa Allen

Office Manager.

Lisa keeps the reports flowing through the system. She runs the quality control making sure the customer gets the report when they need it.

Dr Dianne Dowling

Technical Advisor.

Advises on health and safety, policy and procedure and best practice.
